What Is a Private Mortgage?

A private mortgage is a short-term loan secured by real estate, funded by private investors rather than a bank or credit union. Private mortgages are used when traditional lenders can't help — whether that's because of timing constraints, credit challenges, income documentation issues, or property type.

Private mortgages are short-term solutions (typically 1–12 months) designed to solve immediate financial hurdles. Whether you're looking to consolidate credit card debt, bridging a purchase, stopping a Power of Sale or have a shortfall on a new construction purchase, the goal is always a successful transition back to institutional borrowing.

How to Work with Stonefield

There are two ways to access Stonefield Capital's private mortgage solutions. We generally recommend working with a broker as they represent your interests, handle compliance, and help you plan your exit strategy.

We connect you with an experienced Ontario mortgage broker from our approved network. Your broker represents you, structures the deal, handles all compliance requirements and helps plan your exit strategy so you transition back to conventional lending as smoothly as possible.

Important: we are the lender and only represent the lender and investors. We do not represent you, the borrower. Your lawyer would serve as your representation in the transaction.

When Does a Private Mortgage Help?

Can I get a mortgage with no income proof?
Yes. We underwrite on property equity and exit strategy. We may ask for NOAs, bank statements or other income documentation to ensure that you can service the loan or exit, but it is not a requirement for funding. Stonefield funds up to 70% LTV in the GTA and 65% in secondary markets without income verification, as long as the equity supports the loan and there's a clear path to repayment.
Will a private mortgage affect my credit?
Our private mortgages are registered on title but are not reported to the credit bureaus. That means the mortgage itself won't directly raise or lower your score, but using it to pay down high-interest balances (credit cards, collections, etc) will almost always improve your credit over the following 3 to 12 months.
How fast can I get funded?
Rush deals close in as little as 24-48 hours. Standard timelines are 2-3 business days from signed commitment and receiving the retainer to a funded deal. Stonefield issues same-day commitments on most files, so the bottleneck is usually the legal process, not our underwriting. We are always happy to refer ILR (independent legal representation) for your clients if needed.
What are the rates?
Residential rates start from 7.49% for low-risk first-position deals in the GTA and typically range up to 11.99% for higher-risk second positions in secondary markets. Final pricing depends on property location, LTV, position, and exit strategy. Factors like high net worth, low LTV, and a short clean-exit term can reduce the rate and fees.
Does Stonefield offer Third Mortgages?
We do occasionally lend in third position on exception but not behind other private lenders. In some cases, one lender will have multiple registrations on a property, technically making it a 3rd mortgage. In other scenarios, you may have a bank in 1st position and a B lender in second position (i.e. Home Trust Equity Line Visa). If you require a third mortgage with a total effective Loan to Value of less than 65%, please reach out to us for underwriting.
